However, year-on-year growth in the resale sector has started to slow. In 2023 alone, approximately 19,000 units were completed—the highest annual supply since 2017. In 2024, another 12,000 units were completed, bringing the total to over 30,000 newly completed units entering the market.

 

This surge in supply has created intense competition within the resale market, leading to price stabilization or slower growth. As a result, now presents a strategic opportunity to exit at peak prices, as supported by recent resale transaction data. Re-entering the market as the government replenishes housing inventory could be a smart move.

To uncover value, let’s explore the supply-demand dynamics in Singapore’s Rest of Central Region (RCR). Using a 5-year average transaction volume, we observe a clear trend:

 

1. When unsold stock (balance supply) is high, take-up rates tend to be lower, often leading to slower or stagnant price growth.

2. When demand outpaces supply (i.e., higher take-up rates than available stock), prices are more likely to rise.

Looking ahead, 2025 will see 31 new project launches, alongside approximately 20 Government Land Sales (GLS). What does this mean for buyers?
